I cannot believe it has been twelve months since I last wrote a ‘day in the life’ blog, it seems like yesterday but somehow feels like a lifetime has passed. I guess it goes to show how fast paced the conveyancing industry really is.
Although I feel like I have blinked and skipped a whole year there have been many positives, and also many challenges, which I like to call good learning opportunities! Although some things remain the same, with every lesson comes room for adjustment and change to my day-to-day routine.
On a personal level, my responsibilities have increased, and I have altered my daily routine to better assist our clients, myself, and our team generally.

07:30: After preparing myself for the day ahead I have now started making my way to the office. One major change I have experienced the last year is my switch to our Hoylake office from the Liverpool office and so my morning commute now consists of a trip through the tunnel over to the Wirral listening to my favourite podcasts.
08:30: I have now arrived at the office, and I am logged on ready to face the day ahead. As we work in a fast-paced environment, the morning can sometimes bring some calmness to catch up on your emails, prioritise your to-do-list, and check in with your colleagues and that is exactly what I do.
It is very easy to get caught up in the rush of conveyancing throughout the day and I am very lucky to work with such a supportive and close-knit team to talk to whether that be a light-hearted chat to boost morale or invaluable advice/ guidance from our senior property lawyers.
09:00: We are now fully open for business and my day has officially begun. I usually start with any completions we have that day, making sure they are set up, prepared and ready to so our clients can collect their keys and move into their new home as early as possible.
I will also focus on any other urgent matters as early as possible.
10:30: Once I have dealt with the urgent matters, I can now move onto my daily duties. Every matter is different, and every client will have their own set of needs and requirements, so my these tasks will alter depending on the needs of our clients.
I currently work alongside a senior property lawyer and my main role is to support them in ensuring smooth and consistent progression of matters whilst also supporting and updating our clients.
Some of the tasks I take on include preparing contract packs on sales ready to send to the buyer’s solicitor, obtaining searches on purchase transactions, drafting and preparing reports and documents to clients, assisting clients with any queries, preparing files for completion as well as keeping all parties updated throughout.
13:00: After taking some time to recharge during lunch I now look to catch up on emails. It is really easy to get caught up in the rush of conveyancing and you sort of lose your sense of time throughout the day, so I find it really important to have some structure and taking some time out to take a breather, recharge and compose myself for the rest of the day.
13:30: Conveyancing is really admin heavy, and there is always something you can be doing, no matter how big or small. I will take some time out of my day just to carry out the admin tasks such as keeping track and filing original documents, dealing with incoming post, or preparing completed files ready to be sent over to our post completions team for them to submit their applications to Land Registry.
14:30: I now resume general tasks and day-to-day duties, including reviewing and responding to enquiries raised by buyers’ solicitors on sale matters.
16:00: I check in with my Senior Property Lawyer and discuss ongoing matters and catch up on developments throughout the day. Communication is absolutely vital in any conveyancing department and so it is extremely important to keep checking in with your peers.
I can’t stress enough how demanding the conveyancing industry is and it can be so easy to get lost in what may seem a daunting environment that seems to move at an astronomical pace, so having a team you can speak to openly for support and advice is key. I find having regular dialogue with my peers really helps keep me centred and on track.
17:00: I am now ready to leave and head back home.
19:00: After tackling the rush-hour traffic, I have had the chance to wind down from today’s activities and had a quick catch up with family and friends.
I will, however, now turn my attention to my studies where I am studying the CLC (Council for Licenced Conveyancers) Level 4. I am currently preparing for the accounts exam, which is the final module in Level 4. Once completed I will then move onto the Level 6 part of the course, where I will be 3 exams away from qualifying as a Licenced Conveyancer.
20:30: I am now finished for the day, where I will now fully switch off, relax, unwind and prepare myself to do it all again tomorrow!
